Late fees that actually work (and don't drive good tenants away)

Ask ten Filipino landlords about late fees and you'll get ten answers — from “wala, kawawa naman” to 5% per day of delay. Both extremes cost you. No penalty means the rent due date is a suggestion; a brutal one means good tenants leave at renewal.

The purpose of a late fee is to never collect it

A well-designed penalty changes behavior, not your income statement. If you're regularly collecting late fees, the fee is too weak or the real problem is elsewhere (billing that arrives late, unclear due dates, a tenant in genuine hardship). If nobody ever pays late, it's working.

Three structures that work

  • Fixed amount (e.g. ₱200–₱500): simplest to explain, feels fair on small rents. Good default for most paupahans.
  • One-time percentage (e.g. 3–5% of the bill): scales with rent, standard in formal leases.
  • Per-day percentage(e.g. 1%/day): strongest urgency, but cap it mentally — it's for chronic cases, not three-days-late ones.

Grace periods make penalties enforceable

A 3–5 day grace period isn't softness — it's what makes the penalty defensible. Salaries land on the 15th and 30th; expecting rent on the 1st with zero slack fights payroll reality. Grace until the 5th, penalty on the 6th, applied automatically: that's a policy a tenant can respect.
